Steps involved in getting your project started
Quick chat so we can determine the rough outline brief of your project (we know things can change later).
This will help us determine if we think you'll need Planning Permission or Permitted Development and if Building Regulations will be required for your Project.
We can then tell you what our fee's and timescales will be and agree a date and time for the Site Visit.
For any extensions upwards or outwards we will bring our laptop to your property. For new builds we'll have a look at the site and then go for a coffee.
We then measure and map your location and 'exisiting' building into our 3D Architechtural Software.
We can then make adjustments and add the new 'proposed' work to our 3D software so you can see how the new works look on screen in 3D. This realy helps to bring your project to life. We can make changes on the fly to show you various options. It's much easier to get your design right when you can see what things look like in 3D.
This then helps us determine exactly what route you'll need to go - Permitted Development or Planning Permission and if Building Regulations wil be required.
If your happy with the design we'll leave it at that.
We know people change their minds, so until the drawings are submitted, we are happy to make alterations to the plans (assuming in same remit as the original brief) until you are happy to sign them off.
Depending on the works required, we can request pre planning application advice from your local authority. This will help determine if the planners are likely to let your project go ahead and in what form. Sometimes it's easier to know what planning permission you are likely to get before you actually apply.

You agree to the plans and sign them off.
Depending on the works required we submit and manage to drawing plans for your works to either
- Permitted Development (£103) or
- Planning Permission (£206)
The fee's are required to be paid by the client for the submissions.

All being well the plans will be approved, if they aren't we can look at the comments on the refusal from the local planning authority, make any amendments and re-submit any changes.
Some small projects don't require Building Regulations, we will look at each project and advise as necessary.
If you do need Building Regualtions Drawings we will advise you of our fee's and any costs you need to pay for submitting them.
Depending on the works required we will create all Building Regulations drawings required.
We will submit and manage the Building Regulations for approval.
You will be invoiced for any Building Regulaitons drawings (fee's agreed in advance)
There will be a fee to pay by the client to the building Inspectors.
We receive notification that the Building Regulations have been approved.
This means that the Building Regulations Drawings that you have can now be used by builders to quote/tender for your works.
Some builders are able and willing to quote from Planning drawings but the Building Regulations drawings will show more detail and will mean they will know exactly what they wil have to provide.
